You really only need to understand three main things:
 
How competitive is the market right now?
We look at:
  • number of homes for sale
  • how quickly they go pending
  • average list-to-sold price
In some areas (like certain St. Johns County neighborhoods), competition can be strong. In others, you may have more leverage.
Same region - totally different dynamics.
 
What does your price range behave like?
Each price point is its own market.
Under a certain price, homes may move fast. Above that, they may sit longer.
 
Understanding your lane is key.
 
What does this specific neighborhood typically do?
Some communities have:
  • steady appreciation
  • high demand
  • strong resale history
Others fluctuate more depending on:
  • commute access
  • amenities
  • schools
  • HOA/CDD structure
Zooming in creates clarity.
